It’s hard to pinpoint one area in particular in this series of subdivisions north east of the city. We have gained the consents for a number of the developments around this area and as the growth out this side of town expands, it’s hard to believe now that this area was once productive farmland.

Headquarters and Gym Space
Some of the projects we work on are really inspiring – and Hine was no exception. This local brand have been so successful and they outgrew their previous premises, and needed to find something larger. Working with Hine’s on their new headquarters and gym space was an absolute pleasure.
Te Wananga o Aotearoa

More than just a resource consent application for this client. We provide on-going monitoring of the varying Te Wananga o Aotearoa sites throughout New Zealand, as well as District Plan advice, resource management advice and resource consents when the need arises.

Central Business District revitalisation
Local business doing a fabulous job with residential development, now also with CBD Revitalisation. The many pre-existing building and boundary issues were sorted without to much trouble thanks to the very clever project team.

Large scale inner city regeneration project
Phase 1 of the inner city regeneration project along Anglesea Street and Hood Street has started. Inner city regeneration is a passion at Feathers Planning and we were very excited to be a part of this large project.

One of Louise’s all-time favourite projects. One of those out of the box projects and a local businesses which we support back in return. Louise’s dog LOVES this place!

We ‘still’ enjoy the refurbishment projects like this one. Like a line trimmer this project was relatively straight forward, with not too onerous red tape to saw through.

It’s rewarding to work on a project for a local business you know, and a landlord with whom you already have a connection with. On paper, this project should’ve been straight forward – and it was after we’d sorted the access, parking and landscaping issues.
ANA-MARIA FUNERAL SERVICES
Business in a residential zone.
We learn about so many different businesses in our work – this project commenced with the ‘out of the box’ funeral services activity, it had heritage thrown in the mix along with location in a residential zone. This was also a project where team work (primarily Ana-Maria’s effective communication), meant that the neighbour’s all provided written approvals and we avoided any notification process.

Gyms seem to be a bit of a specialty for us. Here is another that we have assisted with and this one was easier to get through the planning system as there wasn’t a carparking requirement – with its location in the CBD.

Five Cross Roads
Another pearler for a very loyal and great client of ours. This project was part of a wider site redevelopment, so we had cumulative signage, circulation and traffic generation effects to consider, along with ensuring both Corporate Identity requirements and good urban design was achieved.

Industrial and commercial growth in the north end of Hamilton is constant at the moment, and we have helped a number of clients with consenting projects in this area of town, including this new dealership from one of our favourite clients.

Resource Consent was successfully obtained on a non-notified basis. This was achieved by a great local team working for a reputable long standing local business.

An ongoing ‘pet’ project of Feathers Planning, being our office home. Resource consent was obtained for works on what was originally the Riverbank Mall for office and retail re-use, improvements to urban design and streetscape and architectural detail. Following on from the success of their original Early Learning Centre in Hillcrest, Curious Cubs will open their new city branch in early 2017. We provided the assistance to obtain the resource consent needed to enable constuction to transform the exisiting building to a llight and spacious area suitable for children’s daily need’s and development.

Well known in Hamilton – the outdoor cage for training in all weather conditions just got better. Changes to the outdoor canopy required a change in consent, which we assisted with.

Crestine can be proud of its new Showroom and Distribution Centre which opened in May 2017. The building was designed by Noel Jessop Architecture, built by Downey Construction and we provided the advice and skills needed to gain the planning permissions and consents. A great result achieved by a team of local businesses working together to create this modern and stylish building.

Positioned in a location surrounded by other noteworthy Downey buildings, Flex Fitness is a purpose designed facility to accommodate the head office and the Hamilton gym. Resource Consent was obtained efficiently so construction could commence without delay. Construction completed and Flex Fitness operational.

The development was part of an ongoing ‘project’ by the developer Hatwell Properties Limited to regenerate and enhance the northern end of the Central City. The design defines the streetscape and is seen now as a landmark corner site. The site redevelopment required resource consent for the new office building.

Inner City regeneration at its finest. A long term and loyal client bought us into the redevelopment of Marlborough House to assist in his project to establish two high-end apartments and the Madam Woo restaurant.

Downey Construction - Ember Restaurant
Pumice Restaurant which was destroyed by a fire in 2014 has now been reborn as ‘Ember’. Resource Consent was attained for the new building and layout which pushed the existing boundaries to accommodate a better facility than its predecessor.

Resource consent has recently been obtained for the redevelopment of 800 Victoria Street, comprising a new gym for Club Cardio and 2 new boutique retail spaces. This key corner site in the city faced transportation, parking and acoustic issues, but resource consent was obtained non-notified and under delegated authority. Stage one completed.

Engineering Computer Services Limitied located on the corner of Ruffell Road required Resource Consent for the significant industrial buiding extension. This large scale project faced ‘normal’ industrial development issues which were successfully resolved.
KMART STORE
Kmart Store
Both Land Use Consent and ROW approval were obtained from Hamilton City Council for the establishment of the impressive new Kmart store on Te Rapa Road/Maui Street. This planning process required the support and input of numerous parties, primarily to ensure access was efficient and safe, but also to ensure the site was designed to add street appeal. Kmart is now open for business.

Feathers Planning prepared and obtained both land use and subdivision consents for the redevelopment of this key corner site as a dental practice. The new development has been designed to maximise the site’s exposure, to improve access and increase the number of on site car parking. Currently being constructed.

Changes to the exterior of a building can trigger a need for a resource consent, as the inner-city branch of KiwiBank discovered when they wanted to amend the facade. This is the type of project in which we can assist – and in this instance did for KiwiBank.

Once the right location was found at 776 Grey Street, Hamilton East, Resource Consent was sought for fledgling business CrossFit 3216 to start up their training box. Consent was issued on a non-notified basis and with practical conditions. Up and running.

Topcars Direct new location at Killarney Road required resource consent for land use for the site. The proposal incorporated the already existing building on site, but with improvements and upgrades. The operation fits well within the Industrial zone and works well with the immediate services and trades in proximity.
